Narrow inner lanes and the ORR clock

Kaggadasapura's streets are the first thing we plan around. The inner lanes run narrow, parked on both sides through the day and one-way in places, so a full truck often can't reach the door. Where that's the case a tempo shuttles to your building and ferries out to a larger vehicle on a wider road, and we work that out at the survey so it isn't a moving-day surprise.

Parking gets contested early too, a kerb spot free at seven is somebody's car by nine.

The other clock is the ORR. Kaggadasapura sits close to it and to the Marathahalli side, both of which clog hard at the office peaks, and a loaded truck caught there mid-morning just idles. So we load early, packed and away before the crush builds. A hop to CV Raman Nagar, Indiranagar or New Thippasandra is an easy same-day job once the lane and the timing line up, while a move toward Marathahalli wants the early start to dodge the worst of the ORR.

One big complex, and a lot of local buildings

Tata Sherwood Apartments is the one address here that runs like a proper gated community, with the security process and the booked slot that goes with it. For that one we ask for your flat number and the date early so the pass is waiting when the crew arrives, and we'd rather have it a few days ahead than the night before. Nothing about it is difficult, it just doesn't happen by itself.

Everything else on our Kaggadasapura list is smaller and built by local names rather than the big city developers. In these, the thing that decides your morning usually isn't the building at all, it's the handover.

Because so many flats here are rented, a move-out often has to wait on the owner or the caretaker walking the flat and signing off on the deposit. We've had crews standing on a landing at eight while that conversation happens in the kitchen, which helps nobody. So ask for the inspection the previous evening if the owner will agree to it, and if they won't, tell us and we'll set the crew's arrival an hour after it instead of before.

The other small thing that pays off in these buildings is warning the neighbours. A lift out of service for two hours on a Sunday is a lot easier when everyone on your floor knew it was coming.

Single-room PG shifts sit below the 1 BHK band, priced flat. A short hop within the east keeps you low, a move across the city climbs from there.

Access sets the number more than distance does. A lift-served flat with a clean stand empties fast, while a no-lift builder floor down a tight lane with a long carry takes more hands and more time, and that's the line on the bill. So we survey before quoting, on video or in person, put one figure in writing, and match it on the GST invoice at the end. No moving-day additions once it's agreed.
